Rental conditions

General info

This is a legally binding contract between the owner and the holidaymaker. The owner is also referred to below as "we" and "us".

The holidaymaker is the person who signs the booking form or, in the case of online booking, the person who provided the online payment. This person is responsible for ensuring that all members belonging to the group adhere to these terms and conditions. The holidaymaker is also called "you".

The location that is meant here is Los-Olivos, Partida del Lleus 9D, 03720 Benissa

Bookings

The down payment for a booking is payable within 7 days from the provisional booking. The booking is initially a provisional reservation until the deposit has taken place and confirmed by us. Until the booking is confirmed, it can be canceled at any time without prior notice.

The balance of the rental amount, together with the deposit, is due no less than 8 weeks before the start of the holiday. Failure to pay the deposit or balance in full before / on the due date means cancellation of the holiday of the holidaymaker. Agence this expiry date (s) to ensure that the payment is made on time.

Bookings less than 8 weeks before the arrival date must be paid in full at the time of booking.

Cancellation by the holidaymaker

Cancellation of the booking by the holidaymaker must be made in writing and addressed to info @los-olivos.com.

Costs for the holidaymaker due to cancellation:
from 8 weeks before arrival of 25% of the rent
from 4 weeks before arrival of 50% of the rent
from 2 weeks before arrival of 100% of the rent

Request a confirmation if you want to inform your cancellation insurer.

Cancellation by the owner

The owner will try to ensure that the rented property is available on the dates that are reserved. In the unlikely event that the rented property is not available, the owner has the right to cancel the reservation. The owner will try to find suitable alternative accommodation for the holidaymaker. If suitable alternative accommodation is not found, the holidaymaker is entitled to full refund. The owner is only liable to refund the money received from the holidaymaker. No compensation or consequential damages will be paid out.

Miscellaneous

Although every care has been taken to ensure a true and accurate description of the rented property, changes may have been made over time and some things may change. The holidaymaker accepts that no refunds are available for such differences.

The owner reserves the right to enter the rented property at a reasonable time, in case of an emergency, repair or other urgent reason ..

The owner has the right to ask the holidaymaker to leave the rented property without any refund if according to the owner the behavior of the holidaymaker and / or his / her group is unreasonable, disruptive and / or unacceptable.

The owner reserves the right to refuse access to anyone who, according to the owner, is not considered suitable for the rented property.

Number of guests

The maximum number of persons entitled to stay in this home is as stated and confirmed in the reservation and furthermore only those with the name on the list can be entitled to stay. If it appears that there are more persons than agreed use of the goods, this will be considered a breach of the contract and the holidaymaker and his / her party will be asked to leave immediately without any return. Subletting or transfer of the rental agreement is prohibited.

Pets

Pets are not allowed in the home.

Arrival and Departure Time

Every effort will be made to have the home available from 16.00 on the day of arrival. The house must be delivered empty at the latest by 10.00 hours by the tenant on the day of departure. A completion will result in a surcharge, unless other agreements have been made. It is possible to store your luggage in an enclosed space in consultation if your arrival is earlier than 16.00 hours or departure later than 10.00 hours. The owner is usually present for handing over the keys etc.

Liability

The owner assumes no responsibility for the personal belongings of the holidaymaker or the holidaymaker party. Vehicles and belongings are left entirely for the account of the holidaymaker. Close your apartment (s) and car (s).

Children must always be supervised.

Cleaning

We assume that the holiday maker and the group treat the rented property as their own house and transfer it in a normal condition at the end of the holiday. The costs for final cleaning (€ 60, - for apartments I and II and € 75, - for apartment III) are included in the rent, but only for normal cleaning. The owner reserves the right to charge a cleaning fee if the property is not transferred in a reasonable condition.

Break

The holidaymaker will endeavor to keep the goods, inventory and all contents in the same state and condition as at the beginning of the holiday. Any accidental damage or breakage must be reported to the owner (or his representative) before departure. The owner reserves the right to charge a fee for damages, although it should be noted that minor breakages and normal wear and tear (at the discretion of the owner) will not be charged.

Complaints

We strive, of course, to make your stay with us comfortable and unforgettable. However, we recognize that things can possibly go wrong. In these circumstances, it is the responsibility of the holidaymaker to report a problem to the owner (or his representative). Only then is it possible for the owner to try to correct / correct the situation as quickly as possible.

Additional costs

The use of electricity (including hot / cold air conditioning) is included up to 70Kwh per week. Additional use costs € 0,35 p / Kwh. This will be settled with the deposit. At the beginning of the rental period and at the end a photo and thus a snapshot of the meter will be made in both of them.

Return of the deposit

Your deposit, less any deductions, will be returned to you within 7 days after departure.
